Positive Reviews

Good location

You can walk, quite easily, to the city centre, the Castle, Royal Mile etc; and it’s super easy to get to if travelling from the airport or via bus or tram. Haymarket railway station is also very nearby.

Lack of regimentation

Because they don’t serve breakfast or evening meal themselves, you aren’t governed by restaurant opening times. Terrific choices are nearby and of course, you save a fortune by choosing where and what you eat - and at the price you want. Innovative!

Change is good for a rest

The staff are very helpful and friendly and the atmosphere is ultra relaxed, probably because guests aren’t gearing themselves up for when the restaurant opens. Rooms are well decorated, warm and welcoming – just like a good hotel, but without the hassle.

Negative Reviews

Can’t live without the ‘telly’

Initially, it is like cutting a limb off – not having a television in the room, but there is one in the drawing room downstairs; not quite the same! *Wi-Fi is free but it only works in the communal areas.

It’s not a ‘B+B’, it's just a 'B'

Not only is there no breakfast available here, there’s nothing in the evening either. You are forced to go to neighbouring restaurants and bars. This is OK to a point but, in bad weather, it’s no joke!

Expensive

As you leave, you feel as if you’ve been ‘diddled’. Yes, it’s clean, rooms are nice and staff are friendly, but the overall feeling is that you’ve paid a bed and breakfast price, but have been deprived of breakfast. This is a guest house minus an essential component.
