Review summary

This AI-generated summary was based on reviews from multiple
sites

The hotel, housed in a beautiful historic building, offers guests an authentic and charming experience, often described as an old mansion or townhouse. Its signature feature is its blend of traditional character with comfortable accommodations, making it a memorable stay. Guests consistently highlight the spacious rooms, comfortable beds, and the friendly and helpful staff. The hotel is an excellent fit for sightseers due to its convenient yet quiet location, and couples appreciate the romantic atmosphere and stunning views. Solo travelers find it welcoming, and families benefit from the available family rooms and accommodating service. To enhance your stay, consider requesting a room on a higher floor for breathtaking vistas, and be prepared for the possibility that the elevator may be out of service, requiring the use of stairs.

Facilities & Amenities
Guests frequently note the hotel's elevator, which, while present, is often described as small, old, creaky, and frequently out of order, posing a challenge for those with heavy luggage or mobility concerns. Despite this, the hotel boasts a beautiful and cozy library, which many guests find to be a delightful and restful space. A bar or lounge area is available for relaxation, though its service hours can sometimes be limited. Guests also appreciate the convenience of free Wi-Fi throughout the property and a complimentary coffee machine in the lobby, providing hot beverages at any time. However, some rooms lack a safe or a fridge, and toiletries are often limited, requiring guests to request them from reception.

Cleanliness & Room Comfort
The rooms are generally found to be clean, though some guests have noted instances of stained carpets, dusty surfaces, or chipped furniture, suggesting a need for updating in certain areas. While the main beds are consistently praised for being comfortable and providing a restful sleep, sofa beds are frequently described as very uncomfortable due to creaky springs and poor mattresses. Many rooms offer amazing views, including vistas of Edinburgh Castle or Dean Village. Noise levels are generally low due to the quiet neighborhood, but some guests have experienced internal noise from creaky floors or slamming doors, or external noise from extractor fans or street activity in basement rooms. Bathrooms are often spacious with powerful showers, but issues such as clogged drains, unstable hot water, low water pressure, or a lack of shelves and hooks are occasionally reported.

Dining & Food Quality
Breakfast, which is included with the stay, receives mixed but generally positive feedback. Guests appreciate the made-to-order hot breakfast options, including full Scottish, eggs Benedict, and various vegetarian and vegan choices, alongside a continental buffet with fruit, cereals, and pastries. The dining room is described as lovely, often offering good views. While many find the food tasty and delicious with a good variety, some reviews mention slow service, chaotic breakfast periods, cold food, overcooked items like eggs or bacon, burnt croissants, or poor coffee. Despite these inconsistencies, the overall offering is considered a good start to the day.

Location & Accessibility
The hotel's central location is a significant draw, situated in a quiet residential neighborhood that offers a peaceful retreat from the city's bustle. It is conveniently located near Dean Village and the West End. Guests find it within walking distance of many popular attractions, including Princes Street, the Royal Mile, and Edinburgh Castle, typically ranging from a 10 to 25-minute stroll. The hotel also benefits from its proximity to Haymarket station, tram lines, and bus stops, providing easy access to public transportation for exploring the city or reaching the airport. However, on-site parking is not available, and nearby car parks can be expensive, with street parking being challenging due to residential restrictions.

Staff & Service
The staff consistently receives high praise for being exceptionally friendly, helpful, attentive, and welcoming. Guests frequently highlight their willingness to go above and beyond to assist with requests, contributing significantly to a positive experience. The check-in and check-out processes are generally described as smooth and efficient. Specific services like luggage assistance (especially crucial given the elevator issues), a convenient taxi request button, and efforts to accommodate early breakfast or late check-out are appreciated. While housekeeping is generally responsive to requests, some minor oversights like not replacing towels or cups have been noted. Overall, the staff's dedication to guest satisfaction is a recurring theme.

Additional Information
The hotel's historic building and authentic character are frequently mentioned, with guests appreciating its period features and the available information about its past. A notable feature is the pet-friendly policy, which includes providing dog beds, bowls, treats, and even a dedicated dog menu for breakfast, though an extra charge for pets applies. A significant and recurring issue is the elevator being frequently out of service, forcing guests to use the stairs, which can be challenging, especially for those on higher floors or with mobility concerns. Guests should also be aware of potentially high fees for late check-out and for using the hotel's printer, which some found unreasonable or not clearly communicated. Some rooms, particularly in the basement, may lack openable windows or have specific issues like a strong perfume smell.
